108 Warfield Point

If you want a new home but don’t have time (or patience) to build, consider 108 Warfield Point in Georgetown.  Although the home was built in 2013, it’s absolutely immaculate and move-in ready.

With its brick and stone façade, this home has massive curb appeal. A gentle sidewalk curves past mature landscaping (including knockout roses) to the front porch, which is large enough for chairs and planters. As you enter, you’ll be impressed with the size and width of the foyer.

To your left, you’ll find a large dining room with two windows facing the front yard. If you don’t need a formal dining room, you can use this space as an office or playroom. Continuing through the foyer, past a powder room, you enter the main living area. Its many windows overlook the back yard. To the right is a large family room, complete with gas fireplace (natural gas, not propane!) and built-in cabinetry. This room flows into a casual dining area and then into the efficient island kitchen. Don’t miss the double reach-in pantry and the additional closet in the kitchen that is perfect for a cleaning closet. (If you don’t have a cleaning closet, you should, but that’s another blog post!)

Upstairs, you’ll find a generous hallway, 4 bedrooms, 2 full baths, a really nice laundry room and a great bonus attic storage space (!). The master is large and bright and incorporates the palladian window over the front door. In other houses of the same model, this space is open to the foyer below, but the homeowner opted to floor the space and have a much larger master bedroom. The ensuite bath has a dual vanity, linen closet, separate shower, and corner jetted tub. There are also his and hers closets conveniently located between the bedroom and bath.

The 2nd bedroom with its large closet is closest to the master and would make a charming nursery or office. The 3rd bedroom has a very large (long) walk-in closet. Right across the hall, you’ll find the hall bath, complete with linen closet. And the 4th bedroom features double windows and a large closet. From the 4th bedroom, there’s a door to the floored attic storage area that is perfect for holiday decorations or anything you want to store! The laundry room has great size and shelving.

The oversized garage is at least 2.5 car if not larger, giving you plenty of room for toys or lawn equipment. There’s a separate door to the outside, with a built-in dog door, that opens inside the fenced side yard. The yard itself is .26 acres and flat., and the entire back yard is fenced with an attractive privacy fence.

Ward Hall Estates is located beside the historic Ward Hall property. The neighborhood is quite lovely, and on any given day, you’ll see neighbors jogging, walking their dogs or pushing strollers.

This location is unbeatable. You are less than 5 miles from Kroger, Starbucks, Georgetown’s uber-charming downtown, and exit 69 of Interstate 64. Close to Toyota and Georgetown Community Hospital. Just 20 minutes from the popular shopping area of Hamburg in Lexington. Easy access to Frankfort, Midway and Versailles. Western Elementary. Scott County Middle School. The new Great Crossing High School and the Bird’s Nest football field. Great Crossing Park.
